PLANNING GRANTED FOR NEW HOTEL AND PUB/RESTAURANT

AT WYNYARD BUSINESS PARK

 Following the granting of outline planning permission, Dodds Brown and Knight Frank have been appointed to market development opportunities for a new 99-bed hotel and pub/restaurant at Wynyard Business Park, Stockton-on-Tees, widely regarded as one of the most prestigious office developments in the Tees Valley.

 The new leisure developments, at the junction of the A19 with the A689, will serve more than 2,000 office workers at Wynyard Business Park, 1,500 households in the nearby Wynyard Park housing development, and 500,000 people who live within 20 minutes' drive of the location.

 The joint venture, between Wynyard Park and Northumberland Estates which owns Wynyard Business Park, is seeking operators for the two development sites fronting the A689. The mid- to high-range hotel is expected to focus on business users during the week and rooms for weddings and leisure travel at weekends. There will also be scope to offer conference facilities. The pub / restaurant will be a welcome alternative for passers-by on the A19 and A689, for tenants of the business park and for Wynyard Park residents.

 "Both sites offer real opportunities in a strategic location. These is a current shortage of hotel provision in the Tees Valley. This will not just be a corporate hotel, but also a wedding and golf hotel to help support facilities in the wider area, such as Wynyard Golf Club which also boasts a championship course popular with visitor teams and corporate golf days," says Richard Wilson of joint agents Middlesbrough-based Dodds Brown.

 "The pub /restaurant will have a prominent position at the entrance to Wynyard Business Park with high visibility from the A689 where 20,000 cars pass daily. With 60 car parking spaces on the one acre site, we believe this is a great opportunity for a national or regional chain operator or local entrepreneur," adds Rebecca Maddison of joint agents Knight Frank's Newcastle office.
